Frequently asked questions
Straight answers about the service itself: what it costs, how we work, where we work, and what we need from you. Got a question about a specific record? The page for that situation answers it, and the guide library goes deeper.
Cost
What does your service cost me?
Nothing. There's no fee, no deposit, and no charge for the consultation or the criteria research. Apartment communities pay our broker a referral fee.
What will I pay to move in?
Our service is free, but moving in isn't. Expect an application fee of $40 to $85 per adult at each property. Then add an admin fee, a deposit, and first month's rent, plus a program fee if you use a guarantor or deposit alternative. Our how it works page breaks down each charge, and the move-in cost calculator adds them up. Before you tour, we give you an estimated total for each community we send you.
How we work
Can you guarantee I will get approved?
No, and neither can anyone else. The community makes every screening decision, even when a guarantor or deposit program is involved. What we can do is point you only to communities whose criteria fit your record. Some records have no match at all. We can't help anyone who's on a sex offender registry. Most communities turn down a drug manufacturing or distribution conviction, and the few that consider one usually want 7+ years since sentencing.
What do you need from me?
Your move date, budget, bedrooms, pets, and the area you want. Then the part screening turns on: filing dates and how each case ended, any broken lease, and balances owed. Add a rough credit range, your background history, and every income source you can document. Screening turns all of it up anyway. Telling us first lets us match you only where the criteria fit.
How up to date is your criteria information?
We keep our own database of Fort Worth-area communities and their criteria. We update it as we talk with leasing agents and property managers every day. Criteria change as buildings fill up, so a policy we heard in spring can be stricter by fall. The property always makes the final call.
How fast will I hear back?
We reply during weekday business hours, usually by text, with a few questions about your situation. Write on a weekend and we'll most likely answer Monday. After intake, your Fort Worth options follow within 24 to 48 weekday hours, sooner if you're facing a court deadline.

Service area
Where do you work?
All of Fort Worth and Tarrant County. That covers downtown, north, east, and west Fort Worth. Outside the city, it covers Arlington, North Richland Hills, Hurst, Euless and Bedford, Mansfield, Burleson and Crowley, and northwest Tarrant County. We work by phone, text and email, and you tour directly with each property, in person or by video. The service area page has the details for each part of the county.
Do you work with Housing Choice Voucher holders?
Yes. Texas has no source of income protection, so taking vouchers is up to each property and can change without notice. Arlington runs its own housing authority, separate from Fort Worth Housing Solutions and the Tarrant County office. The rules depend on who issued your voucher. The voucher page covers how that works.
About us
Are you licensed?
Yes. Every agent on our team holds a Texas real estate license and is sponsored by Spirit Real Estate Group (TREC #562021), designated broker Bryan Bjerke. You can look up any license on the Texas Real Estate Commission site. The TREC Information About Brokerage Services form and the Consumer Protection Notice are linked at the bottom of every page.
What are your hours?
Monday to Friday, 8:00 AM to 8:00 PM. Saturday, 9:00 AM to 6:00 PM. Sunday, 12:00 PM to 5:00 PM. All times are Central.
Can you help with my eviction case?
We're licensed real estate agents, not attorneys, and we don't give legal advice. For questions about a filing, a hearing, or an appeal, call Legal Aid of NorthWest Texas (legalaidtx.org) or a lawyer. We handle the housing side: finding communities where approval is realistic for your record.
