Second Chance Apartments in Saginaw, Lake Worth, Keller and Northwest Tarrant County

Near the lake, off Shady Oaks Manor Drive, sits a cluster of older apartments. Some of these properties review an older felony case by case rather than turning it down outright. Saginaw and Lake Worth run on small owners who read applications themselves, and that pocket is usually our first call. Keller is the opposite: few apartments, nearly all of them new and corporate run, where a guarantor program does most of the work.

Older stock in Saginaw and Lake Worth usually prices at or below the Fort Worth average. Newer planned communities in Keller, and the few apartments in Trophy Club and Roanoke, price above it. Lease up specials and guarantor programs are the tools that close that gap.

Why this market is different

Inside the Northwest Tarrant County Rental Market

Which approval route fits your file

Which route you start on matters more than which town you pick, and the wrong one costs application fees.

The older, locally managed stock in Saginaw and Lake Worth is the better first stop when your barrier needs a person to read it. Think a dismissed eviction, a lease broken during a job loss or relocation, or a one time problem you can document. These properties often screen without RealPage or Yardi software, so your background reaches the person making the decision.

The newer planned communities in Keller run criteria set at corporate, and the leasing office has little room to bend. That consistency has an upside, though: you can know the criteria ahead of time. Operators who won't move on a threshold will often approve an applicant who brings a lease guarantee through TheGuarantors or OneApp Guarantee. We confirm which communities accept which programs, log the date, and point you to the right lane at intake.

Here's how the search works, from your first message to keys.

Saginaw, Lake Worth and the Shady Oaks Manor cluster

Much of the rental stock in Saginaw and Lake Worth dates to the 1980s and 1990s and is managed locally or by smaller regional companies. Decisions here usually sit with a local manager, who will actually read a letter of explanation. The streets near Marine Creek Lake, Blue Mound and the corridors off SH-199 hold some of the older stock that's easier to get into. Lake Worth sits by the lake of the same name and the Fort Worth Nature Center & Refuge. The Shady Oaks Manor Drive cluster is on the same side of the lake, with Fort Worth addresses.

Eviction filings in this part of the county go through the Tarrant County JP courts, and those records are public from the day they're filed. Whether the address is in Saginaw or Keller, it shows on the same screening report. Trophy Club and Roanoke addresses go to the Denton County JP courts instead, and those filings show up the same way.

Keller, Trophy Club and Roanoke: few doors, mostly Class A

Keller and Trophy Club are mostly single family homes, and Roanoke is smaller still, so there are fewer apartments than the population would suggest. What does exist sits along US-377 through central Keller, on the SH-170 frontage, along FM 1709 (Keller Parkway), in the Bear Creek area and near Trophy Club Town Center. Most of it is new, corporate run and priced above the Fort Worth average. Scarcity, not screening, is often the first obstacle, so we confirm which communities have doors at all before we talk criteria.

For a renter with an eviction, a broken lease or a score below the cutoff, that usually means a lease guarantee. Higher rent raises every number at once, though: the income you need, the deposit if approval is conditional, and the guarantor fee, which is about one month's rent, paid once. When a new property opens and needs to fill, criteria tend to soften and specials show up. We check current offers and weigh them against the program cost.

Trophy Club and Roanoke sit across the Denton County line, and both feed Northwest ISD rather than Keller ISD. Depending on the exact address, a voucher from Fort Worth Housing Solutions or the Tarrant County Housing Assistance Office may have to transfer to a different housing authority. We confirm which one handles it before you tour. If you work in the Oak Street restaurants in Roanoke, get your tip and shift income on paper before you apply. If Keller schools are the draw and the few apartments in Keller don't fit your file, we can look at Keller ISD addresses in north Fort Worth and North Richland Hills.

Four districts, no clean boundary

Keller ISD, Eagle Mountain-Saginaw ISD, Northwest ISD and Lake Worth ISD serve different sections of the area, and their boundaries cross city lines. Searches built around one school go wrong here a lot. If a specific school boundary matters more to you than the city, tell us at intake and we build the list around the district, checked for the exact address.

Blue Mound, Haslet and Eagle Mountain Lake

Business 287 (Saginaw Boulevard) runs north through Saginaw, and US-287 continues northwest through Haslet. FM 156 (Blue Mound Road) runs north through Saginaw, Blue Mound and Haslet toward the Alliance area. The Tarrant County College Northwest Campus sits by Marine Creek Lake, and Eagle Mountain Lake is farther northwest. NAS Fort Worth JRB and the Alliance logistics corridor are both a short drive, so leasing offices here see a lot of military and warehouse pay.

Farther up US-287, Decatur is the Wise County seat, about forty miles out. We place there on request. Most rentals are owner managed. A filing there runs through the Wise County JP courts, though it shows up on the same screening reports as a Tarrant County one.

About property criteria here

We confirm community criteria with the property or management company, log the date, and check them again every quarter. Criteria aren't a guarantee of approval. We don't post a fixed list of community names here. Criteria shift with occupancy, and an old list costs you application fees. Send us your situation and we pull current, dated criteria for the communities that fit. That covers eviction lookback, rental debt, income needed, background, and which outside programs each one takes. Two background limits hold everywhere: we can't place anyone on a sex offender registry, and most communities turn down drug manufacturing or distribution convictions.

Coverage

Where we search in Northwest Tarrant County

This area covers a lot of ground: Saginaw, Lake Worth, the Blue Mound corridor, Haslet, Old Town Keller, and across the county line to Trophy Club and Roanoke. The communities aren't clustered, so a day of touring can cover twenty miles and three school districts. We search the whole spread and check district and criteria for the exact address, not the town name.

Getting around

FM 1709 (Keller Parkway) runs east and west through Keller, and the roads west of it lead to I-35W and the Alliance corridor. SH-170 runs along Keller's north edge. Loop 820 forms the southern boundary and links these cities to the rest of the county. SH-199 (Jacksboro Highway) gives Lake Worth a straight drive into Fort Worth, and US-287 runs northwest past Saginaw and through Haslet. SH-114 crosses US-377 at Roanoke and heads west to Alliance. Trinity Metro's on-demand service reaches only part of this area, including TCC Northwest. There's no bus or rail in Keller, Trophy Club or Roanoke, so a car belongs in your housing budget.

Questions NW Tarrant County Renters Ask

Where should I try first with an eviction in this part of Tarrant County?
Start with the older, locally managed stock in Saginaw and Lake Worth if the case ended in a way worth explaining: dismissed, settled, or agreed. Many of those properties screen without RealPage or Yardi software, so your background reaches the person who decides. If the filing is recent enough that no lookback window clears it, a lease guarantee at the Keller Parkway communities is usually the faster route. We check both paths first, then recommend.
Is Keller realistic with bad credit or an eviction?
For most barrier types, yes. The newer communities along Keller Parkway and US-377 often accept lease guarantees through TheGuarantors or OneApp Guarantee. That's how they approve applicants who miss a credit or rental history cutoff. The program charges a one-time fee and screens you separately from the property. The harder part is often finding an open unit, since Keller has so few apartments.
What's a lease-up window and why does it matter in Keller?
A lease-up is a brand new property filling its first units. The push to fill them tends to soften screening and bring specials like free rent or waived admin fees, and both tighten once the building fills. With so few apartments in Keller, Trophy Club and Roanoke, new properties are worth checking as they open. A special can help offset a guarantor program's cost.
Which school district matters here?
The exact address decides it. Keller ISD covers Keller and parts of nearby cities. Eagle Mountain-Saginaw ISD covers Saginaw and Blue Mound. Lake Worth has its own district. Northwest ISD serves Haslet, Trophy Club, Roanoke and parts of the corridor heading north. Tell us at intake if one school boundary matters more than the city, and we'll build around the district.
Does my Fort Worth or Tarrant County voucher work in Trophy Club or Roanoke?
It can. Both sit mostly in Denton County, so depending on the address, the voucher may have to transfer to a different housing authority. That takes time you need to plan for. We confirm which agency handles the address and plan the search around your voucher's expiration date.
What does it cost to move into an apartment in Saginaw or Lake Worth?
Each property prices it differently, and the approval path changes it too. For the older, locally managed stock, expect a standard deposit plus application and admin fees, all based on a rent at or below the Fort Worth average. For Keller buildings with a lease guarantee, add the program's one-time fee. A deposit alternative through Jetty or LeaseLock can cut the cash you need when a conditional approval doubles the deposit. We state the full number on every recommendation before you tour.
Is there public transit in this part of Tarrant County?
Limited. Trinity Metro's on-demand service covers part of north Fort Worth, including Tarrant County College Northwest Campus, but Keller, Saginaw, Lake Worth, Trophy Club and Roanoke are built around driving. If you might not have a car, tell us at intake and we weight the search toward properties closest to the transit that does exist.
