Which route you start on matters more than which town you pick, and the wrong one costs application fees.

The older, locally managed stock in Saginaw and Lake Worth is the better first stop when your record needs a person to read it. That fits a dismissed eviction, a lease broken during a job loss or relocation, or a one time problem you can document. Owners here often skip RealPage and Yardi and read each application themselves.

The newer planned communities in Keller run criteria set at corporate, and the leasing office has little room to bend. That consistency has an upside, though: you can know the criteria ahead of time. Operators who won't move on a threshold will often approve an applicant who brings a lease guarantee through TheGuarantors or OneApp Guarantee. Much of the rental stock in Saginaw and Lake Worth dates to the 1980s and 1990s and is managed locally or by smaller regional companies. Decisions here usually sit with a local manager, who will actually read a letter of explanation. The streets near Marine Creek Lake, Blue Mound and the corridors off SH-199 hold some of the older stock that's easier to get into. Lake Worth sits by the lake of the same name and the Fort Worth Nature Center & Refuge. The Shady Oaks Manor Drive cluster is on the same side of the lake, with Fort Worth addresses.

Eviction filings in this part of the county go through the Tarrant County JP courts, and those records are public from the day they're filed. Whether the address is in Saginaw or Keller, it shows on the same screening report. Trophy Club and Roanoke addresses go to the Denton County JP courts instead, and those filings show up the same way.

Keller and Trophy Club are mostly single family homes, and Roanoke is smaller still, so there are fewer apartments than the population would suggest. What does exist sits along US-377 through central Keller, on the SH-170 frontage, along FM 1709 (Keller Parkway), in the Bear Creek area and near Trophy Club Town Center. Most of it is new, corporate run and priced above the Fort Worth average. The first obstacle is often finding an open unit at all, before screening comes up, so we start there and then talk criteria.

For a renter with an eviction, a broken lease or a score below the cutoff, that usually means a lease guarantee. Higher rent raises every number at once, though: the income you need, the deposit if approval is conditional, and the guarantor fee, which is about one month's rent, paid once. When a new property opens and needs to fill, criteria tend to soften and specials show up. We look at current offers and weigh them against the program cost.

Trophy Club and Roanoke sit across the Denton County line, and both feed Northwest ISD rather than Keller ISD. Depending on the exact address, a voucher from Fort Worth Housing Solutions or the Tarrant County Housing Assistance Office may have to transfer to a different housing authority. We look up which one handles the address before you tour. If you work in the Oak Street restaurants in Roanoke, get your tip and shift income on paper before you apply. If Keller schools are the draw and the few apartments in Keller don't fit your file, we can look at Keller ISD addresses in north Fort Worth and North Richland Hills.

Keller ISD, Eagle Mountain-Saginaw ISD, Northwest ISD and Lake Worth ISD serve different sections of the area, and their boundaries cross city lines. Searches built around one school go wrong here a lot. Business 287 (Saginaw Boulevard) runs north through Saginaw, and US-287 continues northwest through Haslet. FM 156 (Blue Mound Road) runs north through Saginaw, Blue Mound and Haslet toward the Alliance area. The Tarrant County College Northwest Campus sits by Marine Creek Lake, and Eagle Mountain Lake is farther northwest. NAS Fort Worth JRB and the Alliance logistics corridor are both a short drive, so leasing offices here see a lot of military and warehouse pay.

Farther up US-287, Decatur is the Wise County seat, about forty miles out. We place there on request. Most rentals are owner managed. A filing there runs through the Wise County JP courts, though it shows up on the same screening reports as a Tarrant County one.
