Second Chance Apartments in Burleson and Crowley, From SH-174 to Crowley Road
A broken lease with the balance cleared often gets a real look at the older places along SH-174 in Burleson and Crowley Road in Crowley. The income restricted places are where people get surprised. They have an income ceiling, not just a floor, so you can earn too much and be turned down for it. We'd rather you hear that from us than from a leasing office after the fee is gone.

Rent snapshot
Rents here mostly run at or below the Fort Worth average. Older, locally managed places sit at the low end, and newer Chisholm Trail buildings sit near the average. Cheaper rent means a smaller deposit, and smaller charges across the board at signing.
Why this market is different
Second Chance Apartments in the Burleson and Crowley Market
A market where the manager still reads your file
Crowley sits in southern Tarrant County and Burleson crosses into Johnson County. Along SH-174 in Burleson, Crowley Road in Crowley and the streets between them, most of the rental housing is owned or run by smaller local landlords. Many don't use RealPage or Yardi automated screening. A dismissed eviction, a lease broken over a job loss or a move, a settled balance: these land differently with a person than with an algorithm.
That doesn't mean there are no criteria. Each property sets its own lookback window, its own balance rules, and its own idea of what counts as a good enough explanation. We confirm those criteria with the property or management company, log the date, and help you write the letter of explanation before your first application. The search starts with your record, not the listing price.
Here's how the search works, from your first message to keys.
Older SH-174 places and newer Chisholm Trail buildings, side by side
Most rentals along SH-174, in central Crowley and near Historic Downtown Burleson are garden style apartments and older multifamily buildings. Individual owners or small regional companies run them. So a person makes the call, and your written explanation lands in front of them. The streets off Hidden Creek Parkway have similar places. Rents sit at or below the Fort Worth average, and the deposit, any conditional fee and a guarantor program's cost all follow that rent down.
Newer buildings along the Chisholm Trail Parkway (SH-121T) add a second approval route within the same commute. They use corporate criteria and automated screening, but they often accept lease guarantees through TheGuarantors or OneApp Guarantee. If a conditional approval doubles the deposit, a deposit alternative through Jetty or LeaseLock can cut your cash at signing.
Income restricted properties work differently. Along with a minimum income, they cap what a household can earn, based on the area median income. Our page on income restricted apartments explains how those limits work.
The county line runs through this market
Crowley sits in Tarrant County, and Burleson straddles Tarrant and Johnson. A filing lands in whichever county the address falls in, so it goes to the Tarrant County JP courts or the Johnson County JP courts. Screening companies pull both, so a Burleson filing shows up at a Crowley leasing office, and the other way around too.
Burleson ISD and Crowley ISD serve different sections of the area, and their boundaries don't follow the city lines. If schools drive your search, tell us up front and we build the list around the district, not the city line. The Chisholm Trail Parkway puts downtown Fort Worth within a realistic commute from nearly any address here. Lower rent doesn't have to mean giving up access to jobs.
Farther south: Kennedale to Cleburne
We place renters in the smaller cities around this corridor on request. Kennedale, Forest Hill and Everman sit in south Tarrant County, near where I-20, Loop 820 and US-287 meet. Apartments there are few and mostly owner managed. Several school districts split them, including Kennedale ISD, Everman ISD and Fort Worth ISD.
Farther down I-35W and the Chisholm Trail, Alvarado, Joshua, Cleburne and Godley are in Johnson County, with Cleburne as the county seat. Much of the stock there is duplexes and rent houses, with one owner making the call. A filing in those towns doesn't land on the Tarrant County docket. It goes to the Johnson County Justice of the Peace courts, and the Precinct 3 court sits in Alvarado on North Baugh Street. Screening companies pull records from across the state, so a Johnson County filing still shows up when you apply in Fort Worth.
About property criteria here
We confirm community criteria with the property or management company, log the date, and check them again every quarter. Criteria aren't a guarantee of approval. We don't post a fixed list of community names here. Criteria shift with occupancy, and an old list costs you application fees. Send us your situation and we pull current, dated criteria for the communities that fit. That covers eviction lookback, rental debt, income needed, background, and which outside programs each one takes.

Where we search in Burleson / Crowley
This market runs along SH-174 in Burleson and Crowley Road in Crowley. Crowley sits on the Tarrant side, Burleson straddles Tarrant and Johnson. Chisholm Trail Parkway changed what counts as a reasonable commute, so newer buildings now sit minutes from 1980s places. We search both counties, and we confirm which one an address falls in, since it sets the court, the district, and sometimes the criteria.

Getting around
I-35W runs through Burleson and is the main road to Fort Worth, roughly 15 miles north. SH-174 (Wilshire Boulevard) is Burleson's main street. Crowley Road runs north from Crowley into south Fort Worth. The Chisholm Trail Parkway (SH-121T) is a toll road straight to downtown Fort Worth, and it keeps going south toward Cleburne. There's no commuter rail or fixed route bus service here, so you'll need a car for nearly every trip. If you commute to Fort Worth, count the drive time on I-35W or the Chisholm Trail in your budget next to the lower rent.
